Start searching for an office and the decisions pile up fast: term length, facilities, what you actually need from the space, long before you have drawn up a shortlist.
A managed office is one of the main options on the table, alongside serviced and conventional space. Here is exactly what it includes.
A managed office is a bespoke space, tailored to your business and delivered with a full range of services for a hassle-free experience. You get more control over the design and layout, and one team charges a single all-inclusive monthly fee covering everything from cleaning to Wi-Fi. It is the best of both worlds: the simplicity of a serviced office with the privacy of a conventional lease.
A lease is a longer, fixed contract that gives you more control and rights over a space, much like owning a home. A licence is usually shorter, often one to three years against three to ten on a lease, and the space stays the owner's responsibility. Managed offices typically sit at the more flexible end of this spectrum.
The below uses a Kitt managed lease as the example. Providers vary, but you can expect a similar core package from any managed solution.
Property. A large share of the cost goes to the building itself: rent, service charge and insurance for the asset, which is the owner's responsibility.
Design and fit-out. This is where managed space earns its keep. You go through a collaborative, expert-led design process, with no upfront capital outlay, because the fit-out is covered in your monthly price. Furniture, fittings and branded features are all included as agreed, and the management of the build is looked after for you. No sourcing contractors, no negotiating, no project-managing a fit-out around your day job.
Space management and support. Lease deals are complex. With a managed office, the negotiation and legal legwork is covered, and once you are in you have a dedicated account manager as your first point of contact, backed by a full in-house team handling everything from repairs to onboarding. It is all wrapped into an app for you and your team.
Services. Daily cleaning, maintenance and repairs, kitchen and bathroom supplies kept topped up, tea and coffee, security, Wi-Fi and health and safety checks. The essentials that keep a space running, looked after in the background.
Finding an office is rarely simple. The journey has a lot of moving parts. That is where Kitt comes in. We work with companies to define what they want from a space and support them all the way from search to move-in and beyond, so the whole thing is looked after.
